Smart Buildings That Run Themselves

Sensors measure occupancy, air quality, noise and energy use throughout a building. AI agents autonomously adjust HVAC, optimize lighting, predict maintenance and reroute people — continuously, not on a fixed schedule.

Building automation, made reactive instead of scheduled

Most building management systems run on schedules and fixed setpoints — HVAC on a timer, lighting on a sensor with a fixed timeout. That leaves real savings and real comfort improvements on the table, because actual occupancy, air quality and energy price rarely line up with a fixed schedule. Making a building actually reactive means correlating occupancy sensors, air-quality monitors, and energy telemetry continuously, and feeding that correlation to an agent that can act on HVAC and lighting controllers directly.

Building automation systems typically run BACnet, Modbus or proprietary protocols over the building's own network — a different integration surface than a typical cloud IoT platform expects. Relay's protocol breadth and on-prem deployment option mean the automation logic can run on the building's own network, next to the controllers it's adjusting, rather than depending on a cloud round-trip for every HVAC setpoint change.

What's included

  • →Multi-source correlation: occupancy, air quality and energy telemetry combine into one real-time view.
  • →On-site processing: HVAC and lighting decisions run on the building's own network.
  • →Predictive maintenance: equipment telemetry feeds the same anomaly-detection pattern used across Relay's industrial use cases.
